Oddly enough, as I build relationships and have meet and greets with agents and brokers throughout the area, I find that many of the agents that I build relationships with are primarily using somewhat dated techniques to move homes that they list for for their clients.
Of course some of these dated techniques do still have value, and some old standard techniques ought to be considered part of marketing for just about every home and agent lists; yet at the end of the day little matters other than the ability to connect buyers and sellers.
Listing agents, by default, are responsible for bringing buyers to the homes. All that marketing really does is attract homebuyers to a property in order to potentially drive demand.
Of course it is demand that iinevitably drives price upward so that the client who is listing the home is satisfied with offers that come in.
Unfortunately, many agents are stuck using old world tactics that are somewhat dated because of their inability to keep up with the demands of new media. This is the age of the Internet, and both web interaction and mobile interaction are where the majority of buyers and sellers in the real estate market generally begin to build relationships.
A Web Presence is Necessary for all True Listing Professionals
It is my opinion that the best listing agents on the market are those who have a command of the web. The reason I say this is because these agents are better able to take the temperature of the market since they have greater access to a regular flow of buyers. Access to buyers allows agents access to market demand. Without this an agent will likely have a difficult time taking the true temperature of the market.
Without the true temperature of the market it is difficult to list properties accurately.
What sellers truly want is a real estate agent who can sell their home.
The underlying fact of the matter is that any good listing agent needs to have access to buyers in order to honestly and efficiently gauge market’s demand.
Keep this in mind as you search out a listing agent!
